Baby boomers are retiring, and many of the 77 million people that make up this demographic will be thinking about relocating. What are you doing to attract them to your property? Targeting an older demographic can pay off in a quick home sale at a good price.

The first thing to remember is that while there are still those who prefer to sit on the porch and knit, many of these boomers have become used to leading active lives and do not plan to give it up. They are not looking for the rocking chair on the veranda yet. That is why homes and communities geared toward those over 55 are gaining ground in the country. Future seniors are not going to settle for staying home; they want to swim, walk, run, dance, and participate in social events. Most of them have no children to care for and have plenty of time to fill.

A home close to educational opportunities, coffee shops, gyms, and shops is also desirable for this generation. This is the demographic that first made the gym popular. Enjoy all the amenities, such as pools and saunas, that will appeal to the active retiree. Today’s seniors are more interested in broadening their horizons with classes, social events, and volunteering, so any local institution offering these activities will be a plus.

A walkable neighborhood is something you should advertise at every opportunity. Today, older people are more aware of health issues than previous generations and a home that is close to amenities and is inviting and safe to walk on will be a definite attraction. Take a walk around the house yourself and look at cool features or convenient stores that may be of interest to you. The parks are also a popular destination for walks.

A safe neighborhood is on the list for almost everyone, but especially for people who feel they cannot defend themselves as well as in years past. Reproduce crime statistics that show that your neighborhood has low crime.

The ideal home for many seniors is one that accommodates them as they age. Wider doors, fewer steps, and handrails in bathrooms are some attractive features that will encourage someone to shop for their future retirement. Sometimes a relatively inexpensive renovation can mean your home catches the eye of people looking for a place to spend their retirement years.

Above all, never assume anything about your potential senior buyer. Treat them like you would any other potential buyer and use the information they provide to guide them to the great qualities of your home that suit them.
