Resume aid for the construction and real estate industries: the market will go up again

Like the phoenix, everything that falls rises again; the same can be said of the real estate and construction markets. Sure, it’s been a rough 2-3 years in these hectic markets, but little by little it’s starting to change. Even with states like Arizona, Florida, and Las Vegas experiencing significant problems with foreclosures and incomplete construction projects, even these markets are starting to gain some steam.

Take Las Vegas for example – the number of foreclosures has hit an all-time high BUT, if you’ve ever been to one of these foreclosure auctions, you’ll find that there are so many people, mainly investors, willing to buy so many of these foreclosures as they can. Some of the investors plan to hold the note and just exit the market until it gets better, and then sell it for a profit, but this is NOT the norm. Most investors are actually looking to buy the houses, renovate them, improve them, use them now as rental property to generate some income, and then sell them in the future for a profit.

This is where YOU come in: If you’re on the construction side of the fence, then this would be a great time to start papering homeowners, homeowner’s reps, agents, and GCs with your resume. Let them know you’re out there. Let them know that you can get the job done for a fair price. While your profit margin may not be as big as before, now is the perfect time to build your reputation and penetrate the market once again. As your reputation grows, so will your customer base – you will be in demand and have the opportunity to charge more money for the service and increase your profits.

On the other hand, many of these investors are not astute and have no business sense for real estate. Many of these investors are simply buying because the media tells them it’s a good idea. They don’t know anything about property management, how to deal with GC and SC, what a Project Manager is, where they would get a building permit, or what city ordinance. This is where you come in. This is the time to start researching REO and foreclosure owners in your area, send your resume to the owners of these businesses, let them know what you can do, and bounce back.
